The sell price will be from $ 700 per m2 to $1000 per m2 depending on the payment conditions and the location of the apartments.
An average price is $ 850 per m2.
The sales value is 9145 m2 *850 = $ 7773250
The gross profit  is $ 7773250 – $4338000 = 3435250

The maximum amount of taxes is approximately 25% = $ 858812 (but it may be reduced taking into account the tax minimization)
Net profit = $ 2776438
50% – $ 1288219
The size of the required investment is $ 2423000
The profit of the investor for 2 years will be 53.17%
